Prominent Richardson Office Park to Host New AT&T Expansion

The City of Richardson is working with Provident Realty Advisors on a building modernization grant and permit fee waivers to support a planned relocation and expansion of an AT&T call center office to be located at 2221 Lakeside Boulevard. The move will include a $15.8 million investment by Provident to accommodate building improvements.

“This project, along with other recent efforts, directly supports Richardson’s Economic Development Strategy by reinvesting in our corporate campuses,” said City Manager Don Magner. “Attracting long-term tenants like AT&T and modernizing existing office space are central to our three-pronged approach for revitalizing the commercial office sector in the wake of COVID-19, through partnerships with property owners to upgrade amenities, tenant improvement grants to make deals more feasible, and targeted redevelopment of specific office properties to create more vibrant developments. These initiatives are essential to keeping Richardson competitive and thriving as a destination for corporate investment.”
 
AT&T, headquartered in Dallas, is a leading telecommunications company providing innovative solutions through 5G and Fiber to keep people and businesses connected globally. The announcement of its new Richardson-based location is the latest of a series of announcements made in recent months from major companies and innovators relocating to, or expanding, their presence in Richardson. In December 2024, GEICO announced the creation of 500 new jobs in Richardson in its commercial insurance division, which was followed by news of another 1,000 jobs in March. Also in January, Micron Technology relocated its North Texas workforce to the Richardson Innovation Quarter (The IQ®), bringing in approximately 250 high-paying jobs and $30 million worth of investment in the first two years of its tenancy.

Provident, a privately held real estate and investment firm, purchased the Lakeside campus last November. It was originally built as the 807,354-square-foot Tower and Lab building for Nortel, and currently serves as the home to RealPage, among other tenants. Provident has announced AT&T is leasing approximately 186,000 square feet across seven floors of the Lakeside Boulevard Tower property under a 12-year lease agreement.

Meeting Richardson's Economic Development Strategy
Reinvesting in corporate campuses is a key component of the City of Richardson's commercial office space strategy designed to attract reinvestment in the sector, which is still recovering from COVID-19 related impacts.

The City's three-pronged approach includes:

  • Collaborating with property owners to upgrade amenities,
  • Offering tenant improvement grants to make office deals more financially feasible, and
  • Targeted redevelopment of specific office properties.

These initiatives are designed to attract and retain businesses and to enhance and carefully redevelop office campuses with a variety of uses that to attract new long-term corporate tenants.

Business Growth Incentives Available
The City of Richardson's Economic Development Department encourages all businesses considering expansion or relocation to submit applications for various incentives.

These incentives include:

  • Building modernization grants,
  • Building and tenant improvement grants,
  • Permit fee waivers, and
  • Job creation grants.

Incentives are available to entities that commit to significant capital investments, noteworthy job retention or creation or long-term lease agreements. Each application is evaluated on its own merits to ensure it aligns with Richardson's goals of fostering economic growth and enhancing the community's competitiveness.
