New restaurants at CityLine, Richardson Restaurant Park and more

Richardson’s retail activity for 2016 continues to add restaurants, retail services, fitness and entertainment venues. As strong office and flex leasing brings more employers and their workers to the city, the retail sector certainly reflects that growth and demand with higher occupancy and increasing rental rates.   

 


New tenants at CityLine Market on the NE corner of Renner and Plano Road are now open:

 Main Street/South Central Corridor Rezoning Initiative


The City of Richardson’s City Plan Commission approved Phase III of the Main Street and South Central Corridor rezoning plan. For the details on the form-based code and location/description maps of all eight (Phase I & II, Phase III) districts included in this project, click here.

 

The newly completed center Breckinridge Corners IV on E Renner Road at North Star is completed with the following medical-related tenants who have leased 60% of the building:

Perception Eyecare & Eyewear

Children’s Dental

Methodist Diagnostic Imaging of Texas

There are three spaces left totaling 5,400 SF.  Joey Keffler with The Weitzman Group is leasing.



More restaurants

·       Wokk Asian Cookhouse at Richardson Restaurant Park on S Central Expressway has their sign up and is completing their tenant finish-out. They anticipate opening later this fall.

·       Halal Guys, the popular food truck concept from New York. is also winding up their finish-out and has their hiring/coming soon sign up.

·       First Watch, the Daytime Café, owned by a Florida-based restaurant group, acquired The Egg and I restaurants last year. The Richardson location is at 930 E CampbellTheir concept is similar to Egg and I, serving breakfast and lunch from 7 a.m. to 2:30 p.m. daily. The name change took place over the summer.

·       Two new restaurants opened in Richland Village Shopping Center on S Plano Rd:

Mr. Gatti’s Pizza and Firehouse Subs.

·       Imperial Noodle restaurant has opened at Dal-Rich Towne Square, 101 S Coit Rd.

·       Sridaya Kitchen Indian Cuisine has opened at 300 N Coit Rd, second level, North end.

 

Restaurant Construction

·       Chick-fil-A was approved by the City Council for the SE corner of Renner/Plano Rd (vacant lot). Chick-fil-A typically generates more sales tax than your average sit-down restaurant, even with their Sunday closing.

  Fadi’s Mediterranean Grill is completing their renovation on the building that burned two years ago and will be opening soon.

·       McDonald’s on E Belt Line and Glenville was approved for a remodel to the drive-thru.

 


 Mi Cocina restaurant in the Lennox Shopping Center at 1370 W Campbell at Coit is making an expansion

·       Shamm Mediterranean Buffet at 310 E Main St opened next door to Afrah’s old building. The building owners did an extensive remodel on this facility and their investment in this Richardson property is appreciated.

 

 FreePlay Richardson at 1730 E Belt Line is a local concept offering 80+ retro/vintage arcade games. For a $10 entrance fee (+tax), customers can enjoy classic video games from their youth. Food options and craft beers are also available for purchase, and the venue is open for parties and corporate events.


 

New Children’s Activities/Entertainment

 

·       Altitude Trampoline Park at 110 W Campbell Rd.

·       Kumon Math and Reading Center, a children’s after-school enrichment center at II Creeks Plaza.

·       AquaTots, a swim school for children at Lennox Shopping Center on W Campbell located in the center’s NE building.

·       PlayDate Co, a locally-owned new business with  interactive programs for children,  has leased space at II Creeks Plaza. Watch for opening later this year.

 

New fitness options

·       Anytime Fitness at 819 W Arapaho in Arapaho Village

·       Barre3 will open at 1387 W Campbell in the Pavilion East Shopping Center.

·       Pure Barre at 332 W Campbell in Canyon Creek Center

·       UFC Gym at Dal-Rich Towne Square, 101 S Coit Rd.

·       Undaunted ATA Martial Arts Studio at Arapaho Village, 819 W Arapaho. Which offers children’s martial arts classes and self-defense for all ages.

 

Other retail/retail service

·       Archie’s Guitars, a full service shop for all things guitar, leased 1,600 SF at the Heights Shopping Center.

·       MedSpring Urgent Care opened on the SE corner of W Campbell at Collins next to 7-Eleven.

·       Painting with a Twist, a fun arts studio at Arapaho Village offering daytime and evening classes, opened at 819 W Arapaho Rd. Private parties are welcome, and the studio is BYOB. All ages of classes are available.

·       Storyopolis, a unique art gallery venue at Lennox Shopping Center featuring original art, prints and vintage collections of illustrations, and contemporary art.

 

Richardson Statistics*

 

Richardson has approximately 6 million square feet of retail space (10K+ GLA).

Those retail properties with over 10,000 SF have an occupancy rate of 94.7%, and average asking rental rate is $14.07.  (* Costar 10/3/16).


The majority of available spaces are under 5,000 SF, with the exception of a few large continuous spaces such as:

·       32,000 SF former Conn’s at SW corner of Belt Line/Plano Rd

·       29,000 SF and 10,000 SF at SW corner of Belt Line/75 in Heights Shopping Center

·       20,000 at NE corner of W Spring Valley/Coit in the Melrose Fashion building

·       14,000 SF at NE corner of Plano/Belt Line in Richardson Village

·       10,000 SF at 300 N Coit Rd in the Shops at Promenade, second level
