Fobare starts Richardson's first spec building in a decade

Dallas-based Fobare Commercial has kicked off Richardson's first speculative office building in more than a decade.

The 153,000-square-foot building at 1225 Alma Road has been dubbed Collins Center, and is being shopped around to potential tenants, John Jacobs, executive vice president of the Richardson Economic Development Partnership, told the Dallas Business Journal.

"I have every expectation this building will lease up quickly, there's been an increasing demand from tenants wanting more than the traditional office space," Jacobs told me. "That will move this building to the front of the line."

The Richardson Economic Development Partnership is working with Rick Currey andChris Doggett of Fobare Commercial to lease Collins Center.

The building has eight parking spaces per 1,000 square feet, which is a rarity in office real estate, and makes it an ideal location for a call center or other office user with a need for a high parking ratio. The building also gives each tenant the ability to have control over its air-conditioning system, which could accommodate extended hours.

Fobare razed an existing building to place the new project near the DART Arapaho station. Collins Center is slated for completion in January 2014.
