Childress Engineering Relocation and Expansion Effort Supported by Tenant Improvement Grant July 11, 2024 Report Richardson, Texas – The City of Richardson proudly announces its role in facilitating the relocation and expansion of Childress Engineering, a local provider of architectural design and engineering services. The firm’s transition from 1500 N. Greenville Ave. to 2505 N. Plano Rd. ensures the retention of high-quality jobs within the city and creates new opportunities in the professional services sector. Agreement Highlights Key aspects of the relocation include a long-term lease of 22,766 square feet of vacant office space and capital investments totaling $1.375 million in the first year. These investments will fund tenant improvements and the addition of specialized equipment. The relocation secures 105 existing local jobs and includes plans for the creation of an additional 15 new positions over the next five years. These well-paying jobs will contribute to the economic growth and competitiveness of the Richardson community. “At Childress Engineering Services we are ecstatic to keep our headquarters in the City of Richardson,” said President/Owner, Tony Childress. “We have been in the city for over 20 years, and it is so exciting to see how the city offers a dynamic business environment, and a community that shares our values and principals. Serve the person. Solve the problem.” City Support The relocation is supported by a Tenant Improvement Grant from the City that includes funding to support a portion of tenant improvements and waivers for all applicable building and permitting fees. The grant follows the City’s 3-point strategy of focusing on intentional redevelopment, developing enhanced amenities, and supporting tenant improvements to address commercial office vacancy. “This relocation is a great example of how our 3-point strategy works to position Richardson in today’s commercial office real-estate sector,” said Richardson City Manager Don Magner. “Our approach includes supporting tenant improvements like these, and we are very happy to continue to offer the type of business synergies and site amenities that continue to attract and retain companies like Childress Engineering.” Meeting Economic Development Targets Richardson’s economic development plan includes targeting companies like Childress Engineering to promote area synergies that attract other clean industry developments and promote high-wage positions. Richardson’s target industries include advanced and additive manufacturing, professional and financial services, health, medical and life sciences, technology and software, and research and development. The use of building modernization grants helps the City drive economic development by attracting businesses and investment, increasing property values, and stimulating the local economy through job creation and support for local enterprises. Opportunities Available for Businesses Seeking to Grow or Relocate in Richardson The City of Richardson's Economic Development Department encourages all businesses considering expansion or relocation to submit applications for various incentives. These incentives include building modernization grants, building and tenant improvement grants, permit fee waivers and job creation grants, among other economic development tools designed to attract investment and promote community revitalization. Incentives are available to entities committing to significant capital investments, noteworthy job retention or creation or long-term lease agreements. Each application is evaluated on its own merits to ensure it aligns with Richardson's goals of fostering economic growth and enhancing the community's competitiveness.
