2014 retail wrap-up: CityLine and more

Richardson is HOT!  Retail announcements and redevelopment activity continue to make headlines. In addition to activity at CityLine where State Farm and Raytheon are the corporate anchors, retail buildings are being remodeled and repurposed with new tenants. Here’s the latest summary of projects that are in the planning stages or already underway:

 

CityLine Update

CityLine’s restaurant lineup includes Jasper’s, by Dallas chef Kent Rathbun, known for his unique gourmet backyard cuisine, and Dallas restaurateur Joseph Palladino’s Coal Vines Pizza and Wine Bar and the new Coal Vines Market.  Two new restaurants have recently been added: the popular grilled cheese and tomato soup shop, Tom+Chee and a second location for Edoko Sushi & Robata

Tom+Chee has been featured on ABC’s Shark Tank, The Chew, The Travel Channel’s Man vs Food Nation, and Amazing Eats. The Today Show named its grilled cheese doughnut one of the “best sandwiches in America.” Edoko will lease 4,200 SF on the SW corner of Plano Road and State Street entrance into CityLine.  Whole Foods store on the NE corner of Renner and Plano Road will be the anchor for Regency Centers' CityLine Market, an 81,000-square-foot shopping center scheduled to open in 2016. Restaurants coming to CityLine Market include Mod Market, Pei Wei, Luna Grill and Taco Diner. Joining the restaurants will be CityLine Dental, Deluxe Nails, The Joint Chiropractic Place, Massage Envy, Luxx Lash, and 18/8 Men’s Salon. A huge thank you to Ryan Griffin with Regency Centers who is in charge of  the leasing. Well done!!!


285 W. Campbell Road

David Sacher with Shop Companies, owners of the former Luby’s Cafeteria, announced that their first new tenants for this soon-to-be-remodeled building will be Tokyo Joe’s, a fast-casual restaurant concept out of Denver, Colorado and Torchy's Tacos, out of Austin . Several other new tenants will be announced soon.


Breckinridge Corners, Renner and North Star Roads
 


Developer Doug Huey is building his last project on the SE side of E. Renner Road and North Star Road in far NE Richardson. The 12-acre tract has a childcare center, Evergreen Richardson, a senior independent living facility, a 7-Eleven convenience store/gas station, Breckinridge Park Animal Hospital, and has a small office building for lease. Joey Keffler with The Weitzman Group is pre-leasing the two buildings that will total almost 16,000 SF. Huey developed, leased and sold the NW and SW corners that are occupied by Walgreens, Chase Bank, Starbucks, five restaurants, dry cleaners, medical uses and other services.
       


Dal-Rich Towne Center, 101 S. Coit at W. Belt Line         


From the owners of Forest Lane Antiques and the Frisco Mercantile, the new Richardson Mercantile leased 50,000 SF at Dal-Rich Towne Center. Manager Elke Nutterfield reported great Christmas sales - they opened in early December - and as of last weekend they are way ahead of schedule with over 260 booths!!  Richardson Mercantile features many unique shoppes and boutiques offering gifts, collectibles, antiques, furniture, jewelry, women's & children's apparel, fine art, home decor, interior design, florals and more. We expect strong interest from prospective tenants who will want to be close to this exciting new addition to Richardson. Joey Keffler with The Weitzman Group is the leasing contact. 


Fadi’s Mediterranean Restaurant will Rebuild!  


While we were saddened that a fire destroyed Fadi’s newly remodel building at 1601 N. Central Expressway shortly after they opened, we are thrilled that the casual Mediterranean chain is reconstructing its restaurant and expects to reopen in late spring of 2015.


2100 Alamo Road/North Central Expressway Frontage 

 This property with five retail/service buildings has been purchased by Keith Koop, Kovest Realty, a Dallas commercial developer who plans to remodel the site and re-tenant several of the properties that will soon be vacated. Canyon Creek Art and Café Brazil will remain, undergoing some façade improvements. Joey Keffler with The Weitzman Group is the leasing contact.

 

Pavilion East Shopping Center at 1301 and 1401 W. Campbell
A new Starbucks with a drive-thru and Richardson’s first Pei Wei will occupy a dual tenant building facing W. Campbell Road. The site is next to the center’s entrance sign where the former Nikki’s Restaurant was located. Watch for a spring 2015 opening. The space from which Starbucks will move will have a new tenant to be announced shortly. A big thank you to leasing broker, Mike Cagle with CASE Real Estate, for these new projects.

 

Richardson Heights – SW corner of US 75/Central and W. Belt Line Road


Tenant activity underway at Heights:

New: Skechers store is open for business
New: Krispy Kreme remodel of an old Jack-in-the-Box at 507 W. Belt Line is underway
New: Starbucks has been approved by the city for 501 W. Belt Line/75 where the Chevron gas station is currently located. 
Relocating: Half-Price Books’ new space next to Taj Mahal is being remodeled and they anticipate opening in late February. They are vacating their longtime Richardson location at 2100 Alamo Drive, north of Campbell Road.


Richardson Plaza – 106 W. Campbell

Leon Capital Group’s first project at the property on W. Campbell at Alamo Drive (purchased earlier this year) is a new fast-casual restaurant from Miami, Pollo Tropical. Other tenant prospects for the main building are also being pursued.

 

Richardson Restaurant Park 700 block of S. Central Expressway 

 This project by Kirk Hermansen, owner of Hermansen Land Development, continues to move forward with redevelopment of the site on S. Central Expressway between James Drive and Floyd Road. Several additional buildings along Floyd, including the taco restaurant at the hard corner, will be removed to accommodate the new restaurant tenants. Watch for announcements this spring.

 

350 S. Plano Road

This remodeled 7,500 SF building, a former Furr’s Cafeteria next to the new Raising Cane’s, has been leased for a medical emergency clinic.

 

Open Air Markets

An amendment to the city’s Comprehensive Zoning Ordinance has been added to the section on Definitions (Appendix A, Article I, Section 2) and Article XXII-A, Section 2 (Special Use Permits) to allow Open Air Markets upon approval of an SUP in zones Local Retail Districts (LR-M(1) and LR-M(2)) and Commercial Districts (C-M), and Planned Development Districts (PD). The Four Seasons Market had applied for a permit to locate at Richardson Heights Shopping Center. Although the city approved the permit, the shopping center’s owner decided against having the market open on Sundays due to objections from the current tenants in the center.  Four Seasons Market has been approved under the new ordinance for their market each Saturday 10:00 am to 3:00 pm at 671 W. Campbell Road, next to Campbell Road Village Shopping Center, on W. Campbell at Nantucket Dr.
